How long should a roof actually last?

Materials set the ceiling, climate and ventilation set the reality. Asphalt shingles serve a long season of life, metal and tile longer, but a baked, unvented attic can steal years from any of them.

The honest lifespan question is really three questions, what material, what sun and wind exposure, and does the attic breathe. An inspection answers all three without a sales pitch.

What does hail damage really look like?

From the ground, often like nothing. Up close, hail bruises shingles, knocks granules loose and dents soft metals like vents and flashing. The roof may not leak for months, while the damage quietly ages it.

That is why post-storm inspections matter even when ceilings are dry, and why insurers expect documentation with photos rather than impressions.

Moss, streaks and stains, cosmetic or serious?

Dark streaks are usually algae, cosmetic first, but they hold moisture against the surface. Moss is the heavier tenant, it lifts shingle edges and traps water where freeze can work on it.

Gentle cleaning and zinc or copper strips manage both, pressure washing is the one cure worse than the disease.

How long does a replacement take?+
